From driveways to pool decks, we match pressure and technique to each surface across your property.
A larger property often means more than just a bigger driveway to clean, it can mean a courtyard, a pool deck, multiple walkways, and several structures all needing attention in one visit. Each of those surfaces, concrete, pavers, stone, wood decking, holds up to pressure differently, and using the same setting across all of them risks damaging the softer materials while barely touching the tougher ones. R&R Painting and Wallpaper scopes pressure washing jobs around the full property and its mix of surfaces rather than a single flat-rate visit.
Coastal air reaches Montecito, CA too, and salt residue, mildew, and general buildup show up on exterior surfaces faster than most people expect, especially on properties with more shaded or less-exposed areas where moisture lingers longer.
We handle driveways, courtyards, pool decks, and walkways across Montecito properties of every size, adjusting pressure and technique to each surface material.
Storefronts and business properties along Coast Village Road get the same attention to entryways, walkways, and building exteriors, scheduled around operating hours.
Larger properties tend to combine several surface types in one job. A concrete driveway can usually handle higher pressure without issue, while pavers, natural stone, and especially older stucco need a gentler approach to avoid pitting or surface damage. Wood decking and fencing require lower pressure still, along with more careful technique to avoid splintering or stripping the wood’s surface entirely. We adjust equipment and pressure setting by surface as we move through the property, rather than running one setting across everything.
We tailor each cleaning project to the surfaces involved, using the right techniques to remove buildup while protecting the property.
Properties with more surface area and more shaded or low-airflow spots tend to build up dirt, mildew, and salt residue faster than a smaller, more exposed property would. Courtyards and shaded walkways in particular can stay damp longer after fog or rain, which speeds up mildew growth in a way open, sun-exposed driveways don’t experience as much. For most larger Montecito properties, we recommend pressure washing once or twice a year, though properties with heavy shade or dense landscaping sometimes benefit from more frequent attention to keep surfaces from staining permanently.
